RADIUM (2547TW)
Taiwan’s First BOT Social Housing Project “iHome Zhonghe Hall”
Radium Awarded the 2025 FIABCI-Taiwan Real Estate Excellence Awards -Special Award in the “Best Social Housing” Category
Pioneering an intergenerational co-living and smart management model, Radium sets a new benchmark in social housing architecture.
The Zhonghe Xiufeng Social Housing, known as “iHome Zhonghe Hall,” constructed by Radium (2547TW) and managed by its subsidiary Rih Siang Property Management, has won the 2025 FIABCI-Taiwan Real Estate Excellence Awards -Special Award in the “Best Social Housing” Category. This project stands out as the only youth-focused social housing development in Taiwan successfully implemented under the Build-Operate-Transfer (BOT) model. It demonstrates exceptional integration in planning, construction quality, and community operation, while pioneering a new structure for intergenerational living, age-friendly design, and smart digital management, setting a leading example of private sector participation in public infrastructure.
A Youth-Friendly, Prime Choice for Social Housing
Located in Zhonghe District, New Taipei City, iHome Zhonghe Hall enjoys a strategic position near major transit lines, including metro and arterial roads. The project comprises 816 social housing units (including 46 accessible units), specifically targeting young adults unable to afford home ownership, newlyweds, and youth who have relocated to New Taipei for work. With diverse floor plans and fully furnished, move-in-ready units, the project lowers barriers to entry and meets the practical needs of younger residents.
The project originated from a BOT contract signed between Radium and the New Taipei City Government in 2013. After years of planning, construction, and refining its operation model, the project emphasizes not only construction quality and safety but also integrates green building and smart technologies to realize a housing ideal that balances residential justice and spatial value.
Intergenerational Living and Age-Inclusive Communities
2025 is the first year that Taiwan will enter a super-aged society, with one in five people over 65 years old. To address Taiwan’s aging population, iHome Zhonghe Hall pioneers an intergenerational co-living model. Upper floors feature “Le Tau Chu Senior Happiness Home,” a senior-friendly residential section equipped with smart safety monitoring and health management systems tailored to the seniors. The setup encourages natural interactions between the younger and older residents, fostering generational harmony.
In collaboration with Shuang Ho Hospital, the community also established an “On-site Medical Care Station C,” offering services such as health management, chronic disease consultation, and preventive care, realizing the vision of “healthcare right downstairs.”
“Le Tau Chu Senior Happiness Home” has since become a benchmark for Radium’s age-inclusive healthy housing brand, expanding into the projects attracting much attention like “GENESIS–Sanzhi,” the Radium’s senior caring housing community in Sanzhi.
Moreover, iHome Zhonghe Hall includes facilities such as an infant daycare center, public childcare, kindergarten, library, gym, and multifunctional classrooms, creating a comprehensive service network where all age groups, from children to seniors, can live comfortably. This reflects Radium’s people-centered design philosophy.
Dual Approach: Smart Management & Green Building
On the digital front, Radium has implemented smart systems including a rental platform, property records, license plate recognition, and property inspection tools. Future plans include integration with AI for application review, community service apps, and digital check-in/check-out systems, constantly improving operational efficiency.
The building has earned gold-level green building certification and bronze-level smart building certifications, incorporating low building coverage ratio, landscaping, rainwater recycling, and energy-efficient lighting to promote carbon reduction and urban sustainability.
A Model for Innovative Public-Private Partnerships
Since Taiwan began promoting social housing policies, private company participation has often been hindered by financial and policy constraints. Radium has responded to government initiatives by investing in social housing operations through an innovative BOT model, blending community interaction, digital management, and intergenerational living to create a management system that delivers both corporate sustainability and social value.
Radium will continue to engage in government’s PPP (Public-Private Partnership) and BTO (Build-Transfer-Operate) social housing projects. The company also aims to expand its smart green building and age-inclusive healthy housing brand, demonstrating how the construction industry can play a vital role in addressing challenges such as demographic shifts, youth housing needs, and aging societies, showcasing the sector’s value and impact in public discourse.
