Sustainable Land and Construction Development

  • Land Development Process

Radium Life integrates the Group's five core values with lifecycle thinking into three stages of project processes: product planning, sales manufacturing, and after-sales service. Product planning includes land development, market research and investigation, and product planning and design; sales manufacturing includes planning sales and design construction; after-sales service includes completion handover and after-sales service.

Each project conducts a series of market research and investigations during the product planning stage, including site surveys, land administration investigations, regulatory investigations, and market surveys. For urban renewal projects under integration, the Group continues to hold briefings with landowners, communicating matters including joint construction conditions, urban renewal and dangerous building reconstruction processes, integration progress explanations, urban renewal and dangerous building consent forms, and joint construction contract content explanations and signing, and actively responds to questions and needs raised by landowners, modifying joint construction conditions and contract content.

  • Sustainable Site Selection Considerations

In the current competitive business environment, selecting appropriate construction sites is crucial for enterprise success and sustainable development. To ensure owner needs are fully met and to maintain long-term stable operations, the Group conducts comprehensive evaluations in construction projects and considers multiple key factors to formulate optimal construction strategies.

  • Biodiversity Assessment Performance

The Taskforce on Nature-related Financial Disclosures

The Group’s construction business is its core, with operations covering land development and building construction, and has a high dependence and potential impact on natural resources. In multiple development projects, the Group conducts environmental impact assessment operations according to relevant government regulations, including biodiversity surveys and protection measures, demonstrating the Group's emphasis on natural environment impact management. The Taskforce on Nature-related Financial Disclosures (TNFD) were first proposed in 2016 and after formally releasing the framework in 2023, have become an emerging standard of concern for global enterprises and investors. Given that Radium Life.'s business model is highly dependent on the natural environment, the Company has begun preliminary inventory and assessment of the dependence on natural resources and potential impacts on operations, preparing for the introduction of the TNFD framework.

As of 2024, Radium Life. has not formally introduced TNFD standards. However, the Company recognizes the importance of natural capital for long-term enterprise value and risk management, and commits to gradually promoting the introduction of the TNFD disclosure framework in the future, referencing its recommended LEAP methodology and using it in together with international standards such as GRI 101 (Biodiversity) to conduct systematic assessments of nature-related dependencies, impacts, and sensitivities. The Company will also construct a natural risk management framework according to the four major disclosure components advocated by TNFD, "Governance, Strategy, Risk Management, Metrics and Targets," and develop natural risk response strategies applicable to all stages of the development lifecycle (including site selection, design, construction, and usage stages), strengthening integration and response capabilities for natural capital issues, advancing toward sustainable development goals of coexistence with nature.

Fuzhou Project Ecological Survey

Fuzhou Affordable Housing Project (abbreviated as Fuzhou Project) is Radium Life's first community to obtain Green Building Label Double Diamond certification. In 2023, National Chengchi University was commissioned to conduct an overall benefit assessment of green buildings and smart ecological communities, investigating the benefits of the Fuzhou Project’s design on thermal comfort, base water retention, greening carbon sequestration benefits, and biodiversity. The Company not only confirms the environmental benefits of the Fuzhou Project through outsourced surveys but also determines species distribution through ecological surveys. Future efforts will continue to optimize community maintenance, mitigate impacts from invasive species, and avoid harm to sensitive species.

Landscaping prioritizes native species

This project prioritizes native plant species in greening design, not only because of their high adaptability to local climate and soil conditions, but also because they can provide suitable habitats for native flora and fauna, effectively inhibiting the possibility of invasive species expansion, balancing ecological restoration and landscape sustainable development goals.

Green Space Area and Water Area

Compared to general park green spaces, the Fuzhou Project has a higher proportion of green space and water areas, helping to improve biological habitat quality and continuity, enabling observation of more diverse species and in higher numbers in the area. Particularly for species with mobility such as birds and dragonflies, they often migrate from other areas, using this area as a stopover on island-hopping migration routes or developing it into one of their stable habitats, demonstrating the ecological environment's inclusiveness and the biodiversity value of this project.

Observable protected wildlife and endemic species

Protected wildlife observed in ecological surveys include the Yellow Oriole and Brown Shrike; Taiwan endemic subspecies include the Spotted Dove, Gray Treepie, Light-vented Bulbul, and Black Bulbul; Taiwan endemic species include the Taiwan Barbet and Swinhoe's Tree Lizard.

Residential Safety Design

  • Universal Design (UD) Implementation in Residential Spaces

The term Universal Design (UD) was first proposed by American architect Ron Mace. He defined it as a design that respected differences and that was clear and easy to understand. Since the modern building is home to people of different gender, age, ability, and physical characteristics, diverse needs are formed. To respond to these needs, design must start from the perspective of all people to meet their physiological, psychological, and spiritual life needs. During the design stage of Radium Life Longevity Project construction projects, the Group actively introduces universal design concepts, comprehensively considering the needs of all types of users, and integrating various universal design indicators into residential spaces, striving to create friendly, inclusive, and barrier-free living environments, realizing age-friendly and all-age inclusive residential quality.

It also plans to sell waste-type renewable energy electricity to Taipower according to relevant provisions of the "Renewable Energy Development Act," not only solving the current domestic waste treatment capacity shortage but also strongly supporting government green electricity energy policies and demonstrating circular economy benefits.

In order to reduce and make up for the potential impact on society, the environment, and health caused by the operation of the Changbin Project, in addition to improving pollution monitoring and prevention measures, the Changbin Project has also planned a number of programs to give back to the community and environment in the Changhua area.

Renewable Energy Development and Services

  • Solar Power Plant Construction

The Taiwan government has set "Nuclear-Free Homeland" as Taiwan's 18th Sustainable Development Goal and strongly promotes environmental green electricity. The Group responds to this policy through subsidiary Rih Zuan Green Energy, establishing a solar power plant in Qishan, Kaohsiung, using Type 3 solar photovoltaic power generation equipment (ground-mounted) and CIGS thin-film solar cells, with total installed capacity of 2,359.74 kW and annual power generation exceeding 3 million kWh, sufficient to meet the daily electricity needs of 1,546 citizens for one year. In addition, in order to expand solar power generation capacities, the company also plans to venture into fishery and electricity symbiosis solar power plants. By installing solar panels on fish ponds, it can improve the efficiency of land use and help regulate the water temperature of fish ponds at the same time to achieve the dual benefits of promoting fishery and electricity generation.

  • Energy and Resource Recovery from Sewage Treatment By-products

Rih Ding Water Enterprise Co., Ltd. actively engages in research on resource recovery and reduction of sewage treatment by-products, aiming to reduce the environmental impact from biogas originally released to the atmosphere and sludge incineration, transforming them into important energy resources. For example, using biogas for power generation not only supplies renewable energy but also effectively reduces greenhouse effects caused by methane. Additionally, sludge can be made into cement substitute building materials to promote circular resource utilization.

In the Phase III expansion of Taoyuan North District Water Resources Recycling Center, multi-stage biological treatment technology is adopted, considering effective use of pretreatment waste through fine screening to provide more organic matter for anaerobic digestion gas production. It also strives to stabilize the reclaimed water supply and adds advanced treatment facilities (filter cloth filters) in this phase. Through overall evaluation, operational electricity per ton of water is reduced from 0.36 kW to 0.3 kW. With water volume growth, Phase III expansion also plans to build one anaerobic digester. This facility is expected to reduce sludge by approximately 30% and generate biogas sufficient to drive a 300 kW generator. It is expected to produce at least 1.8 million kWh of renewable energy annually.
